Many commercial properties end up with keys copied from other keys over years of staff changes, until nobody can say with confidence what a given key actually opens. Master key system design starts from the opposite direction: an approved list of roles and openings comes first, and the keying follows it. Doors that genuinely need to share access are grouped under a sub-master; doors that do not stay on their own key. Once the hierarchy is agreed, the cylinders are pinned to match it, tested lock by lock, and handed over with a plain record so the business always knows which key belongs where.

What a shared or multi-tenant building already has in place
Where the property sits inside a larger building, the check looks at what is already shared: a condominium corporation's own lobby or garage system, a landlord's building-wide master, or another tenant's separate keying. The new hierarchy is designed to sit alongside those systems rather than to cut across them, so a tenant's own suite keeps its own private levels while common areas continue to answer to whoever already manages them. Sorting this out first avoids designing a system that quietly conflicts with access someone else controls.
Testing every level before it is trusted
Each cylinder is tested on the bench with its assigned keys before it goes back on the door, then tested again once installed: the change key on its own door, the relevant sub-master across its whole group, and the top-level master across the entire property. Any lock that opens with a key it should not respond to is pulled and corrected on the spot rather than noted for later, since a hierarchy that has not been proven lock by lock is only a plan, not a working system.
Care that keeps the hierarchy intact
A little routine care keeps a master key system working the way it was designed. Cylinders should get whichever lubricant the cylinder maker actually recommends, since that varies by manufacturer and some rule out graphite while others call for a light oil, and a key that starts needing a wiggle is worth attention before it is forced or breaks off. None of this maintenance touches the pinning itself, so the hierarchy stays exactly as documented on the chart through years of ordinary use.

Number of doors and levels involved
A single office with one change key and no sub-master is a simpler project than a multi-floor property with several departments and a top-level master. The quote reflects how many doors are assessed, how many levels are designed, and how many cylinders are pinned to match those levels.
Room reserved for future growth
Building spare capacity into the keying platform so a business can add doors later without a full redesign takes deliberate planning during the design stage. A property with clear expansion plans may choose a platform with more reserved combinations, priced differently from a minimal, current-needs-only design.
Electronic locks alongside mechanical keys
Where keypad or card doors need to line up with the mechanical hierarchy, the quote includes the extra coordination of matching access levels across both systems and pinning any mechanical override cylinders into the same chart as the rest of the property.

Sometimes, but it depends on the keyway and pinning platform each brand uses; some are compatible with one another and some are not. Where a mix already exists on a property, the assessment identifies which cylinders can be brought into a single hierarchy and which need replacing with a matching platform so every level pins correctly across the whole set of doors.
What does key control actually mean?
It means knowing, at any time, how many keys exist for a given door or level, who holds each one, and how a new copy would be authorized. A master key system supports key control by design, since keys are marked by role, logged by serial, and cut only against the chart, rather than copied informally whenever someone asks for one.
What is the difference between a master key and a sub-master?
A sub-master sits below the top level and opens a defined group, such as one department or one floor, without opening doors outside that group. The top-level master sits above every sub-master and opens everything in the system. Most properties need only one or two sub-master levels; adding more than the business genuinely uses just makes the chart harder to manage without adding real convenience.
